Dear Friends,
The Telluride real estate market continues to show steady activity as we move into fall. Through September, sales are up 14% and dollar volume has increased 11% compared to this time last year, while the median sale price is down 3%. Properties are taking longer to sell, with median days on market increasing from 112 to 204, highlighting a market where buyers are taking more time to evaluate their options.
While demand remains evident, today’s market continues to reward thoughtful pricing and strong presentation. Buyers have more time to consider their options, making it increasingly important for sellers to position their properties competitively.
As the aspens turn gold and the slower pace of the season begins to shift, we hope you’re enjoying everything that makes fall in Telluride so special. As usual, we’re always happy to share our perspective on the market and help you navigate what’s happening locally.
Best,
Josh & Katja Rapaport
